From Middle Persian ʾp̄ʾt' (ābād, “populous, thriving, prosperous”). Per Lubotsky, from Proto-Iranian *āpāta-, from *paH-, from Proto-Indo-Iranian *paH-, ultimately from Proto-Indo-European *peh₂- (“to protect”), whence also پاییدن (pâyidan).
Compare also Old Armenian ապատ (apat), -ապատ (-apat) and անապատ (anapat),which are Iranian borrowings.
Commonly compared to Sanskrit आवास (āvāsa, “abode, residence, dwelling”), which is most likely from वसति (vasati, “to dwell, live, stop, stay”).
